Step-by-step procedure for a real estate transaction

Decide on a location, study the offers and calculate in advance how much you are willing to allocate for the purchase of real estate, taking into account additional expenses.

You can consider attracting financing from local banks, but in practice, loans are issued only to those who have officially confirmed income in Sweden. If you run your own business in the country, you must provide a certificate of income for the past few years.

Stage 1. Participation in the auction

After you have chosen the property and the agency, it is time to take part in the auction.

In Sweden, demand significantly exceeds supply, so apartments are put up for auction (budgivning). They can be closed, when buyers make offers and wait for the results, and open, when they can see other people’s offers and increase the bids. During the auction, the initial price can be increased by 20-30%.

Bidding is carried out by phone through a broker. Sellers begin to communicate with the buyer only during the transaction when signing the contract. Inconvenience – possible refusal by the seller if he/she is not satisfied with the proposed price.

Stage 2. Conclusion of the contract

Immediately after the auction, two contracts are concluded.

A contract with the seller, where the price and all the terms of the transaction are fixed.
A contract with a realtor for the provision of services. For this, the presence of two witnesses is required.
At the same stage, a deposit of 10% of the agreed price is made. The reasons for refusing the transaction must be stated.

Usually, the purchase and sale contract is concluded in a very short period of time, within a few days. From a bureaucratic point of view, everything is simple for a foreign buyer: all that is required is a passport and money.

After making a deposit, it is recommended to conduct an expert assessment of the property. It is better to find out in advance whether there are any faults in the supply systems and whether repairs are required. The expert assessment will help to receive compensation for the elimination of faults or to terminate the contract without losing money.

Stage 3. Property registration and final payment

After all inspections, the buyer pays the remaining amount and registers the right to the apartment. The remaining amount is sent by transfer to the seller’s bank account, the agent’s security account, or in cash. The latter is extremely rare.

To register the rights to the purchased property, you must submit all documents to the National Land Cadastre. Before this, you must pay an administrative fee and a property purchase tax.

Registration takes three months, since the tax committee, the land management committee, and the registration organization at the court of general jurisdiction are involved in the process. As a result, you receive a certificate of transfer of ownership (lagfart).
